No Hidden Costs

Transparency and honesty are core principles at Ben Siggins. Unlike other agents, there are zero additional costs for property inspections, mid-term checks, rent reviews and even end of tenancy check-outs. These are all included in the monthly fee

Deposit is equal to 5 weeks rent. The deposit will be held by DPS

(Deposit Protection Service). Refunded on the satisfactory final check out of the property.

Full Property Management

  • Initial rental assessment.
  • All marketing and advertising.
  • All viewings accompanied.
  • Process all references for tenant, guarantor or company let.
  • Arrange all necessary safety checks.
  • Prepare the tenancy agreement.
  • Collect the tenants' security deposit and register it with the DPS
  • Obtain the first month's rent in advance.
  • Account to you in writing for initial monies.
  • Arrange inventory if required.
  • Organise gas and electrical safety inspections.
  • Optional 12 month's rent guarantee and legal protection * (terms and conditions apply)
  • Notify utilities companies of meter readings, change in occupancy and termination of tenancy.
  • Notify the local authority of liability of Council Tax at the commencement and termination of the tenancy.
  • Collect your rent on a monthly basis. (see below for payments in advance)
  • Written statement and invoices sent to you on a monthly basis.
  • Organise for two quotations for repairs from our nominated contractors, and arrange for them to be carried out upon your instructions.
  • Pay contractors from rent received if instructed to carry out repairs and maintenance to your property.
  • Arrange for the purchase, delivery and installation of any item to be replaced.
  • Pay utility bills, premiums, services and additional charges owed by the landlord from the rent received.
  • Send copies of your rent statements to your nominated financial advisor if required.
  • Transfer all rent monies into your nominated account.
  • Chase tenants for rent arrears (if any).
  • Manage your property on a day-to-day basis with our unique in-house maintenance and management company (material and labour not included)
  • Video and photo inspection on your property every three months and report any findings to you.
  • Liaise with you and your tenant regarding contract renewals.
  • Serve appropriate notice on tenants following your instructions.
  • Arrange check-out of tenants.
  • Forward the schedule of dilapidations for your agreement of our assessment.
  • Liaise between both parties to reach a satisfactory conclusion to the tenancy.

Rent Collection
